Executive Summary:
The sewer installation is complete in Area 32 East Section I. The assessment process is now beginning which starts with the Resolution Declaring Cost. If approved, the next step will be the Public Hearing, which will be held at the January 13, 2025 Council meeting with the Resolution Confirming Roll to follow at the January 27, 2025 Council meeting.

Background:
With sanitary sewer construction now complete in the Wendover Place, Hickory Run, Pine Crest, and Pine Ridge Acres areas, staff is recommending Council move to adopt the Resolution Declaring Cost, Ordering Preparation of Preliminary Assessment Roll, and Setting Time and Place for Public Hearing on Preliminary Assessment Roll.

The sanitary sewer assessment rate for single family residential lots in both areas is recommended at $5,000 which includes both the main and lateral charges. For non-single-family residential properties in the Area 32 East Section I, a per front foot rate of $55.56 with a 90 foot minimum, plus the area average lateral charge of $4,207 is recommended. The Resolution also sets the Public Hearing date to receive comment on the Preliminary Assessment Roll for January 13, 2025. Upon adoption of the Resolution Declaring Cost, PWC will notify the affected property owners of the Public Hearing.
