Executive Summary:
This request is to request clarity and clearly define storage distinctions/requirements from areas zoned LI and those zoned HI to potentially eliminate unnecessary rezoning requests and clarify ambiguity of the storage requirements for both LI and HI.
This request is to make it extremely clear for future applicants what is considered short-term storage and long-term storage. Additionally, this request will also reduce applicable staff's time and resources spent on requests that fall within this area when rezoning requests are made pertaining to this undefined area in our codes.
Background:
For example, the recent zoning request by Steel Fab (July 2026) the applicant spoke and stated he would not necessarily have had to apply for HI because what they wanted to do was already allowed in LI but there was an issue with it being unclear in our codes as far as what is deemed temporary storage and the length of time that covers.
